Finding a home you love is such a thrilling part of the buying journey! It’s easy to start picturing yourself living there and imagining all the possibilities. But before making an offer, it’s important to take a moment and make sure the numbers work for you, too. You want to feel comfortable with your budget, not stretched beyond it. A little preparation can go a long way in helping you make a decision you’ll feel good about, both today and down the road.

That’s where a mortgage pre-approval comes in.

While many buyers think of pre-approval as just finding out how much a bank will lend them, it plays an important role in your buying strategy, including how confident you are when you approach negotiations.

“A mortgage pre-approval helps you understand what you can afford. The right buyer Realtor® helps you understand what a home is worth and how to negotiate for it.”

What Is a Mortgage Pre-Approval?

A mortgage pre-approval is a starting point for your home search. Before you begin looking at properties, a lender reviews your financial situation and gives you an estimate of how much you qualify to borrow.

This helps you establish a realistic budget and focus on homes within your price range. That way, you’ll feel more prepared when it’s time to make an offer. While it’s not a guarantee of financing, it’s an important first step toward buying a home with confidence.

How Does Mortgage Pre-Approval Strengthen Your Offer?

Regardless of the market conditions, having a mortgage pre-approval gives you an upper hand in the offer stage.

One of the main benefits is that it provides reassurance to sellers. Since a lender has qualified you for a loan amount, they see you as a serious buyer who has financing in place.

Keep in mind that your approval amount typically reflects the top end of your budget, so it’s important to do your own calculations to determine what you will be comfortable with.

  • Just because you’re approved to spend a certain amount doesn’t mean you should spend the full amount.
  • Pre-approvals should always be in writing; never make an offer on a property without a financing condition if you only have a verbal pre-approval from your lender.
  • Pre-approvals can last anywhere from 90 to 120 days.
  • A strong offer isn’t necessarily the one with the fewest conditions. It’s the one that is the most competitive while protecting your interests.

A pre-approval can strengthen your offer because it allows you to shorten your financing condition or remove it altogether. This flexibility makes your offer more attractive to the seller. If you are in a competing situation, shortening the condition or removing it completely can mean the difference between getting the house or not.

“In a recent multiple-offer situation, we were able to remove the finance condition altogether and allow us to have a firm offer at the table. In doing so, our buyer secured the property over the other offers that were at the table.  The right strategy and knowing how to use that strategy to your advantage can be the difference between getting your house and missing out on an opportunity.”  – Lisa Hartsink.

Why Your Mortgage Professional and Buyer Realtor Should Work Together

“The Hartsink team likes to work with mortgage professionals who welcome working with us.  Communication between our team and the mortgage agent helps us better serve our mutual client. When we work together, our client wins!” – Lisa Hartsink.

  • Your mortgage professional helps you understand your financing, what you qualify for and options for payment.
  • Your Realtor® should help you understand property value, local market conditions, comparable sales, offer terms and strategies for negotiation.

While making an offer can feel overwhelming, having the right information and guidance can make all the difference. At The Hartsink Team, we help you understand your options, develop an educated offer strategy and feel confident when it’s time to take that next step.

The key to keeping the excitement alive during this phase is to work with a mortgage broker that you trust and who takes the time to walk you through each step of the process.

A good mortgage broker should:

  • Answer all your questions simply, clearly and without hesitation
  • Provide you with accurate estimates based on the information you provide
  • Offer advice without being pushy and with respect for your comfort levels
  • Be available to you before, during and after closing

Do not work with a mortgage broker who:

  • Does not perform a proper credit check or require you to provide proof of income documentation
  • Offers significantly lower interest rates from other lenders that are too good to be true (they probably are)
  • Asks you to lie or leave out information on your application
  • Leaves your Realtor® out or doesn’t want to communicate with them

“We recently had a client who worked with a mortgage broker who was not accessible when the client needed them.  They were away and didn’t have anyone covering their business in their absence. Unfortunately, it cost our client the home they wanted to purchase as we couldn’t get the answers we needed fast enough to prepare a strategic offer and meet the conditional timeline offer.” – Lisa Hartsink.

Once you’ve decided to buy a house, one of the first questions is “where?” The posts below will help you weigh your options:

Ready to Start Your Home Search?

The best part of this stage is that we do all the heavy lifting for you. Based on the criteria you’ve discussed with us, we will filter listings for you. From there, you simply choose which properties you’d like to see, and we will book viewings for you.

With most listings available online for anyone to view, we can’t blame you for peeking and potentially saving some properties that catch your eye.

However, we encourage clients to send us listings they’re interested in so we can inform you why we may or may not recommend viewing them. Sometimes listings can be deceiving, and asking prices can be much lower than expected sale prices. This is a very common marketing tactic and can have you falling in love with a property you can’t afford. Market shifts can also make things difficult to navigate; you can rely on The Hartsink Team to help you through these changes and become an educated buyer through the process.

Guiding you home with confidence means bringing clarity, preparation, and steady support to your journey. We understand the strategies that help buyers feel confident and we take the time to share them with you in a way that feels approachable and reassuring.

From the 1st meeting with The Hartsink Team, we listen. We want you to tell us about your goals, your timeline, and what matters most to you. From there, we share our perspective on the market, neighbourhoods and property options that align with your overall vision. Together, we define a path forward that feels clear, informed and right for you. Confidence from the first conversation to closing.

Whether you’re ready to start looking or just beginning to explore your options, we’d love to start with a conversation.

Book your Buyer Meeting with The Hartsink Team and let’s get you moving in the right direction.
